Density Transfer

« Back to Land-Use Planning Dictionary

A method of retaining areas of significance on a property by compacting density, usually near already existing areas of urbanization, allowing for maintainance of open spaces, historic or sensitive areas, etc. In certain jurisdictions, developers can increase the density of a zone proposed for development by purchasing property intended for public usage and transfering the permitted density of that area into their proposed developmental zone.
