SMART
Station Area Plans
Santa Rosa is planning for two Sonoma Marin Area Rail Transit (SMART) stations -- one downtown and a second in North Santa Rosa by Guerneville Road. For local residents, this means an opportunity to create vibrant neighborhoods with walkable streets, good transit connections, housing for all, and development with reduced pollution and waste.
Downtown Santa Rosa Station
In 2007, the City of Santa Rosa adopted a plan to serve as a blueprint for development in the downtown core of the city to attract with residents, create a mix of uses, cultivate bike- and pedestrian-friendly streets, and stimulate more ridership for the anticipated SMART train. A complete copy of the plan is available on the City’s website. Planning staff is now working with the City Council and the community to craft the specific codes and policies that will guide the implementation of the plan's vision.
North Santa Rosa Station
In June 2010, the SMART board voted to place the North Santa Rosa station at Guerneville Road (station area depicted below). With funding from the Metropolitan Transportation Commission, the City will soon start to host community workshops to get input on the vision for this neighborhood.

What's at stake
Years of development with cars rather than people in mind has drained much of the life out of Santa Rosa's downtown and Guerneville Road neighborhoods. Revitalizing these neighborhoods will require locating future homes in this area, including a mix of shops and jobs and offices, and making it easier to walk and use public transit.
The Station Area Plans are opportunities to realize that vision. The plans govern allowable land uses (retail commercial, residential, etc.), as well as transit connections, street design, parks and public spaces, bike routes, and building heights and densities. Additionally, the plans have the potential to ensure that new housing is affordable to all income levels, and that new development is environmentally constructed through green building practices.
